Construction Manager

 

Job Purpose

The Construction Manager is the driving force of the project delivery team assigned to a given project.  The CM is responsible for directing and overseeing all facets of the design and construction for client project located in King of Prussia.

Reports to: Development Director

 

Responsibilities

Responsible for all project work, including but not limited to the following:

  • Manage the development of budgets and estimates on pre-construction projects as assigned by the Development Director. Work closely with the project team (General Contractor, Vendors, Scheduler, Estimators, Finance, and Development Coordinators) on assigned projects to ensure that all aspects of the project delivery are being executed effectively and accurately. Communicate frequently with the Development Director and Client regarding current status, budget, and issues on assigned projects.
  • Assist in the development of Contracts and Change Orders by working with Finance and providing scope, schedule and budget information. Provide approvals of Invoice Pay Applications prior to release of contract documents and payments to contractors, vendors and suppliers.

Manage all phases of the project:

    • Work closely and manage the designers, architects, General Contractors, Subcontractors, Vendors, Landlords as well as lease review and the permit process.
    • Comprehensive evaluation of all plans, specifications, sketches, etc.
    • Work with the Generis Team to develop and review a comprehensive budget including all hard and soft costs
    • Work with the Generis Team to develop and review the overall project schedule
    • Review all consultant contracts as required
    • Lead the selection of a general contractor through a request for proposal process
    • Provide value engineering review
    • Identify long lead procurement scope work
    • Strong onsite presence during the construction phase
    • Evaluate, qualify and negotiate all general contractor and vendor change requests and change orders for accuracy and completeness prior to submittal to the Client for approval.
    • Review and understand all Requests for Information (RFIs) and the responses, making sure that all responses are generated and executed in a timely manner.
    • Manage, monitor and maintain schedule utilizing the assigned Scheduler to provide updates and status on all tasks. Develop workarounds and recovery strategies.
    • Participate and lead in meetings with Generis Collective staff and Project Team.
    • Manage Development Coordinator and assign responsibilities for their work product (plan distribution, submittals, RFI tracking, change directive drafts, field coordination, vendor supervision, miscellaneous field activities, etc).
    • Update Reports and participate in review meetings prior to finalizing information.
    • Attend Client meetings, as required.
    • Meet with Project Finance regularly to forecast costs and prepare variance reporting.
    • Review and approve all general contractor, vendor and supplier invoices.
    • Review completion percentages with architect and general contractor prior to their monthly invoicing.
    • Lead in the turnover to the Client’s operations including all necessary governmental approvals
    • Lead the completion of the project punch list
    • Work with the various vendors to prepare a “turnover package” to the Client including all warranty information, as-built drawings and equipment maintenance manuals
    • Finalize the closeout of all contracts
    • Lead Project Team in ensuring project success (On schedule, under budget) maintain relationships, and strive to achieve the highest quality
Background & Experience
  • Experience with high end specialty retail, significant modification of existing buildings, kitchens-restaurants.
  • Minimum of 10 years of relevant work experience
  • BA/BS degree in engineering or construction management
Skills, Knowledge and Competencies
  • Proficient with Procore and Primavera
  • Experience with collaborative platforms such as Slack, Zoom, MS Team, etc.
  • Familiar with AIA contract documents
  • Proven ability to perform and apply project management skills
  • Proven ability to deliver complex projects to budget and schedule
  • Ability to direct multi-disciplinary teams
  • Ability to coordinate multiple projects simultaneously
  • Ability to effectively interact with clients, general contractors, architects, and vendors
  • Sales and marketing skills in terms of establishing and developing relationships with clients and other businesses to grow Generis Collective’s business
  • Strong written and verbal communication skills
  • Self-driven, ability to predict needs and or tasks, be an individual contributor
  • Ability to multitask in a fast paced and dynamic environment, across multiple initiatives
  • Ability to travel Domestically and Internationally
